The BMW X5 is the perfect blend of luxury, power, and versatility. Whether you’re navigating city streets or tackling weekend getaways, it delivers comfort and performance in true BMW fashion. But like all vehicles, it’s not without its quirks - especially as the kilometers add up.
Whether you drive an E70, F15, or G05 generation X5, here’s a practical guide to the most common faults, why they happen, and whether you can fix them yourself or need a pro.
Valve Stem Seals (V8 Petrol Models – N62, N63 engines)
Fitting Time: 12–18 hours (engine-out job)
If your X5 smokes on startup or burns through oil, the valve stem seals may be worn. This is especially common in the N62 and N63 V8 engines.
Issue:
• Blue smoke from exhaust on cold starts
• High oil consumption
• Fouled spark plugs
Why it fails:
• Seals harden with heat and age
• Oil leaks into combustion chamber
• More noticeable in stop-start driving
Oil Filter Housing & Cooler Gasket Leaks
Fitting Time: 2–3 hours
A classic BMW issue. These gaskets sit at the top of the engine and tend to leak over time, dripping oil onto the engine block and sometimes the alternator.
Issue:
• Oil stains near the front of the engine
• Burning oil smell
• Low oil level warnings
Why it fails:
• Gaskets become brittle with heat
• Poor seal after years of expansion/contraction
Air Suspension Failures (E70 & F15)
Fitting Time: 2–4 hours
X5s with rear or full air suspension often face problems with leaky airbags or failing compressors—especially in NZ where road conditions and load-carrying use add stress.
Issue:
• Rear end sitting low
• Suspension warning light
• Bouncy or uneven ride
Why it fails:
• Rubber airbags crack over time
• Compressor motor burns out
• Height sensors malfunction

Transfer Case & xDrive Issues
Fitting Time: 4–5 hours
Shuddering on low-speed turns or a drivetrain warning on the dash? The transfer case actuator or internal clutches may be the culprit.
Issue:
• Vibration or binding when turning
• Drivetrain malfunction message
• Loss of AWD capability
Why it fails:
• Worn clutches in transfer case
• Actuator gear stripped
• Lack of servicing (fluid changes)

Crankcase Ventilation (CCV / PCV)
Fitting Time: 2–3 hours
Poor idle or excessive oil usage? The CCV system is a known weak point, especially in older models or turbocharged engines.
Issue:
• Whistling noise from engine
• Oil leaks or consumption
• Rough idle, check engine light
Why it fails:
• Internal diaphragm tears
• Hose connections leak
• Pressure imbalance
Electric Handbrake Malfunctions
Fitting Time: 2–3 hours
A common issue in the E70—especially if the actuator motor fails or the parking brake module plays up. If it's just the switch it's an easy fix, but sometimes it is the release cable motor assembly mechanism it requires a little more time and expertise involved.
Issue:
• Handbrake won’t release
• Loud clicking or grinding
• Warning light on dash
Why it fails:
• Actuator motor wear
• Seized cables
• Moisture intrusion into module
iDrive & Electronic Gremlins
Fitting Time: Varies
Random infotainment glitches, faulty parking sensors, or intermittent camera failures? As vehicles electronic systems get more complex, unfortunately this opens them up to more failures.
Issue:
• Blank iDrive screen
• Glitchy reverse camera
• Parking sensors constantly beeping
Why it fails:
• Moisture or age-related sensor issues
• Failing control modules
• Software glitches
